This 33 unit Seniors' Rental Housing Project for the Parksville Lions Housing Society is now complete.
This development provides 530 square feet 1 bedroom suites, on 3 residential floors above a ground floor commercial space for lease or sale, as well as a housing office for the Society.
Constructed with a concrete frame and suspended slab to the second floor and wood frame above that, this project was brought in approximately 15% under budget.
The residents will have the use of the community room and kitchen near the ground floor entrance for social activities and training programs. In addition, all of the suites provided are adaptable to full universal accessibility.
The site has incorporated a rain garden and permeable paving as a means to mitigate stormwater runoff. The finishes are designed for longevity and reduced maintenance with a 50 year standing seam metal roof of Galvalume finished sheet steel. The project has been designed to exceed the Model Energy Code by 25%.
While the project did not pursue LEED certification, we did adopt many of the measures prescribed by that certification program. The location, for example, is ideal for seniors living in Parksville with ample shopping, community center, library, coffee shops, and medical offices in close proximity.
